Does Homeowners Insurance Cover Frozen Pipes in Tennessee?

Short answer: In most cases, yes. A standard Tennessee homeowners policy usually covers sudden water damage when a pipe freezes and bursts. But there are important exceptions, and the biggest one catches people every winter: if the home was left without heat, the claim can be denied.

What homeowners insurance usually covers

When a frozen pipe bursts, most homeowners policies cover the sudden and accidental water damage it causes, such as:

  • Soaked drywall, flooring, cabinets and ceilings
  • Damaged furniture and other personal belongings
  • Water extraction and drying
  • Additional living expenses if the damage makes your home unlivable while it's repaired

Your deductible applies, and coverage limits depend on your specific policy.

What it usually doesn't cover

  • The pipe itself. Many policies pay for the water damage but not to repair the cracked pipe.
  • Heat left off or a home left empty. Most policies expect you to take reasonable care, like keeping the heat on or draining the water system. A vacant house, a rental between tenants or a cabin with the heat shut off are the most common problem claims.
  • Slow leaks. Damage that builds up over weeks or months is usually treated as a maintenance issue, not a covered loss.
  • Flooding from outside. Rising water from storms or snowmelt needs a separate flood policy.

Cabins, rentals and second homes

Smoky Mountain cabins and short-term rentals face extra risk because they often sit empty between guests. Read the vacancy and heat requirements in your policy, and ask your agent whether your coverage fits how the property is actually used. Our cabin and short-term rental insurance page explains the differences.

How to prevent frozen pipes in East Tennessee

  • Keep the thermostat at 55°F or higher, even when you're away
  • Open sink cabinets on exterior walls so warm air reaches the pipes
  • Let faucets drip during hard freezes
  • Insulate pipes in crawl spaces, garages and attics
  • Disconnect garden hoses and cover outdoor spigots
  • Know where your main water shut-off is

If a pipe bursts

  1. Shut off the main water valve.
  2. Turn off electricity to wet areas if it's safe.
  3. Take photos and video of the damage.
  4. Start drying out the space to prevent mold, and keep your receipts.
  5. Call us or your carrier to start the claim.
